Cook County's inner suburbs were built in three main waves: the 1910s to 1930s Chicago bungalow boom, the 1945 to 1960 post-war brick ranch expansion, and the 1970s and 1980s commercial corridor buildout in communities like Schaumburg and Rosemont. Each wave used different brick, mortar, and construction methods, and each now requires a different approach to maintenance.

The Chicago bungalows in Skokie, Lincolnwood, Niles, and Morton Grove use soft common brick and lime-based mortar. The post-war ranches in Des Plaines, Park Ridge, Norridge, and Rolling Meadows use harder machine-pressed brick with Portland-based mortar. Using the wrong mortar formulation on a bungalow causes spalling; using lime mortar on a post-war ranch causes premature joint failure. The first step in any Cook County masonry repair is identifying which era the building belongs to.
