The Problem
The homeowner noticed white salt deposits (efflorescence) blooming across the north wall and crumbling mortar on the west-facing garage wall. Both faces take the brunt of prevailing winter weather in Lake Forest - northwest winds push moisture-laden air directly into these surfaces, and without the protection of neighboring structures, the mortar deterioration was significantly worse than on the sheltered south and east sides.
The mortar joints on the north face were recessed 1/2 to 3/4 inch. Several joints along the garage wall had opened completely, and the homeowner found mortar debris in the flower beds below.
Our Solution
We focused work on the two exposed facades where deterioration was active, rather than repointing the entire home. The south and east faces were inspected and found to be in good condition with another 10-15 years of service life remaining.
All deteriorated mortar was removed to 3/4 inch depth minimum. The replacement mortar was a Type N mix - appropriate for the 1964 construction era when Portland-lime blends were standard. Color matching used three test batches applied to an inconspicuous section of the garage wall. The second batch matched the original warm gray tone.
Joint profiles were tooled concave to match the original work. All 165 linear feet were completed in three working days, including cleanup.
The Result
The north and west facades are fully restored with consistent, properly bonded mortar joints. Efflorescence stopped within weeks as the wall dried out with sealed joints preventing new moisture entry. The homeowner saved approximately 40% compared to a full-house repointing by targeting only the deteriorated faces.
All work carries our 25-year workmanship warranty.
