What Is Brick Paver and Walkway Repair?
Brick paver and walkway repair restores heaved, settled, sunken, or cracked paver surfaces by correcting the sub-base failure that caused the problem, not just resetting the pavers on top of the same failed base. In Chicagoland, frost heave is the primary failure mode: water in the sub-base aggregate freezes, expands approximately 9 percent by volume, and lifts pavers unevenly. Clay-heavy soils in communities like Buffalo Grove and Northbrook hold moisture longer than sandy ground, making heave damage more frequent and more severe than on better-draining sites. A walkway rebuilt on a properly compacted 4-inch aggregate base with correct edge restraints and polymeric joint sand should perform 20 to 30 years before major releveling.
Six Signs You Need Brick Paver & Walkway Repair
Sign 1
Pavers lifted unevenly creating a trip-hazard surface
Sign 2
Rocking or unstable individual pavers that shift underfoot
Sign 3
Joint sand washed out across the surface after rain events
Sign 4
Weeds growing through joints from depleted or missing sand
Sign 5
Cracked or broken paver units, particularly at edges
Sign 6
Sunken sections where base settlement has pulled pavers below grade

A heaved walkway is a liability hazard and a drainage problem. Each Chicagoland winter adds freeze-thaw cycles that widen heaved sections. A single-section repair this season becomes a full relay next season if the base failure is not addressed.
Cost Escalation Timeline
| Timeline | Condition | Typical Cost |
|---|---|---|
| Year 0-2 | Minor heave in limited section, joint sand thinning | Spot repair (lifted section only): free estimate |
| Year 2-4 | Multiple sections heaved, trip hazard developing, edge restraint failing | Mid-scope releveling with base re-compaction: free estimate |
| Year 4-6 | Broad surface failure, settlement in multiple zones | Full relay with base rebuild: free estimate |
| Year 6+ | Base thoroughly compromised, drainage problem compounding damage | Full relay plus drainage correction: free estimate |
Our Brick Paver & Walkway Repair Process
Full Walkway Assessment
We walk the entire surface and probe joints to check sand depth and condition. We check edge restraints for gaps, lifting, or broken spikes. We assess the scope: spot repair, partial relay, or full relay. We do not start lifting pavers until the full scope is understood.
Paver Removal from Affected Area
Pavers in the repair zone are lifted with flat pry bars or dedicated paver pullers, stacked in order for relaying. Cracked or spalled units are set aside for replacement sourcing.
Sub-Base Excavation and Assessment
We excavate into the base to check depth and compaction quality. A sound base is compacted crushed stone that does not shift under foot pressure. Soft, organic, or undersized base material means the base was inadequate or has degraded. On Buffalo Grove clay, inadequate base depth is the documented reason paver installations fail faster than on better-draining soil.
Base Rebuilding
Compacted crushed aggregate is added in lifts no thicker than 4 inches each, compacted with a plate compactor. Minimum 4 inches for pedestrian walkways, 6-8 inches for patio or driveway applications. We finish with 1 inch of screeded coarse bedding sand graded for drainage.
Paver Relaying and Compaction
Pavers are set back in their original pattern with consistent joint spacing of 1/8 to 3/16 inch. A plate compactor seats them into the bedding sand. Cracked units are replaced with matching pavers.
Polymeric Sand and Edge Restraint
Polymeric joint sand is swept in, compacted again, and activated with water. Edge restraints are inspected and re-spiked or replaced. An edge restraint that holds is what keeps the releveled pavers from migrating back out of position in subsequent winters.

Request EstimateTechnical Standards & Mortar Types
Paver performance in Chicagoland depends on the base, not the paver surface. The aggregate base depth and compaction quality determine how much frost heave the installation will experience. Skimping on base depth is the single most common reason installations fail on the area's clay-heavy soils.
| Mortar Type | Compressive Strength | Correct Use | Risk if Misused |
|---|---|---|---|
| Pedestrian walkway | 4" compacted aggregate | Standard residential walkways and paths | Minimum base depth for Chicagoland frost conditions. Shallower base is in the frost-heave zone. |
| Patio or heavy-use area | 6-8" compacted aggregate | Patios, driveway aprons, high-traffic areas | Increased base depth for larger loaded areas and clay-heavy soil conditions per ASTM C67 paver standards. |
| Polymeric joint sand | Semi-rigid after cure | All paver joint applications | Resists washout and weed germination. Does not compensate for heaved base. Must be applied to a correctly releveled surface. |
All Delta work follows ASTM C270 Standard Specification for Mortar for Unit Masonry.
Brick Paver & Walkway Repair Pricing
Paver repair pricing depends entirely on scope: how many square feet need lifting, whether the base needs full excavation and replacement, and the complexity of drainage correction. Paver repair pricing has no fact-spec basis outside of a site-specific assessment. Contact us for a free on-site estimate with exact written pricing before any work begins.
