Annual Facade Inspection Schedule
Each property in the portfolio is walked annually by Filip with photo documentation, prioritized repair recommendations, and a 12-month repair budget projection. Inspection reports are delivered in PDF format suitable for board packets, capital improvement requests, and reserve study coordination.
Prioritized Emergency Response
Active agreements receive same-day or next-business-day response on critical structural issues including loose lintels, falling masonry, parapet failures, and chimney emergencies. Non-critical issues are scheduled within the agreed window, typically 5 to 10 business days.
Consolidated Invoicing
Monthly consolidated invoicing across all portfolio properties, with line-item detail by property and project. Property-level statements available on request for board reporting or owner pass-through billing.
Tenant and Owner Communication
Written occupant notice templates provided 5 business days minimum before access-impacting work. Daily progress photos and access logs shared with the property management team. We are the masonry contractor; you stay the face of the property.
Insurance and Compliance
Certificates of insurance issued to the property management entity and the building ownership entity before any site mobilization. $2 million general liability, workers compensation on all crew, OSHA 10 minimum (OSHA 30 for supervisors). Illinois contractor license #104-016987.
